Neighborhoods With Lawn Care Provided

During the past year a few of the Buyers I helped included lawn care on their wish list for a real estate purchase in the Myrtle Beach area so I have put together a list that also includes North Myrtle Beach. 

Although it is easy to find a lawn care service in the Myrtle Beach area some buyers just wanted provided through the Homeowners Association.  I have put together a list of neighborhoods that currently provide lawn maintenance paid from their HOA fees:

Retirees Are Moving To Myrtle Beach

 Ninety-nine percent of the buyers I help are retired or retiring within the next few years.  Some have never visited the area before but have read that Myrtle Beach is one of the top ten places to retire.  If you are trying to decide where to live after retirement think of this area as The Grand Strand.  The Grand Strand is a sixty mile coastal area with the actual city of Myrtle Beach as the center.

The city of Myrtle Beach along the ocean is primarily condos and hotels for the tourists and probably not desirable for a full time resident.  The outlying areas of Myrtle Beach and the surroundings cities within The Grand Strand offer great neighborhoods and lower taxes.

Myrtle Beach Area Is Great For Retirement

Every day someone contacts me about wanting to retire in Myrtle Beach but after we go over their wish list the search takes us outside of the "city limits" of Myrtle Beach.  Some places may even have a Myrtle Beach mailing address but they are not in the heart of the vacationers playground. 

When you decide to live somewhere permanently chances are being close to the amenities is important and that is what the areas surrounding the City of Myrtle Beach have to offer.  Areas such as North Myrtle Beach, Little River, Longs, the Market Common area of south end Myrtle Beach, Surfside Beach, Garden City, Litchfield, and Pawley's Island.  Also there are some great areas like Calabash, Carolina Shores, Sunset Beach, Ocean Isle Beach, and Holden Beach just over the boarder in North Carolina that have attracted many retirees.

When you begin to consider retirement start a wish list of everything that matters or that will be important in your future.

Cresswind at Market Common

The newest addition to an active adult community in Myrtle Beach is Cresswind at Market Common.  Kolter Homes will build 400 homes starting in the low $200,000s.  Gourmet kitchens will be standard.  The amenities of the Market Common lifestyle center with walk / bike trails, parks, shops, restaurants, and movie theatre make it a great place to live but when you add a short golf cart ride to the beach it's close to perfect. 
The shops at Market Common and the relaxing atmosphere make this a great retirement location.
A live / work complex that feels like a small town with parks, lakes, and trails surrounding the shopping area.

Not Going Over The "Fiscal Cliff"

It was close but the United States Congress finally came together and passed House Resolution 8.  Now signed into law by the President some of the provisions affect the real estate industry.

  • Mortgage Cancellation Relief is extended for one year to January 2014;
  • Mortgage Interest Deduction remains unchanged;
  • Deduction for Mortgage Insurance Premiums for filers making below $110,000 is extended through 2013 and made retroactive to cover 2012;
  • Leasehold Improvements - The 15 year straight-line cost recovery for qualified leasehold on commercial properties extended through 2013 and made retroactive to cover 2012;
  • Energy Efficiency Tax Credit - The 10% tax credit (up to $500) for homeowners for energy efficiency improvements to existing homes is extended through 2012 and made retroactive to cover 2012;
  • Pease Limitations are permanently repealed for most tax payers. The limitations will only apply to individuals earning more than $250,000 and joint filers earning more than $300,000. The thresholds are indexed for inflation and will rise over time;
  • Capital Gains rate stays at 15% for those individual filers earning $400,000 or joint filers earning $450,000.
  • After that any gains above those amounts will be taxed at 20%. The 250/500k exclusion for sale of principle residence remains in place.
  • Estate Tax - The first $5 million in individual estates and $10 million for family estates are now exempted from the estate tax. After that, the rate will be 40%, up from 35%. The exemption amounts are indexed for inflation.

During the past six months three couples that plan retirement within the next two years made contact to simply explore the area around Myrtle Beach, South Carolina.  They sent a must have and wish list of amenities for the neighborhood and perfect home where they wanted to live when they finally retired.  Listings of homes available and neighborhood information was sent to each couple and within weeks of receiving their listings they decided to take a look in person.  All were very honest about the fact that they were just beginning to look for real estate and were not ready to buy.  After reassuring them that was normal they felt comfortable as we toured various communities throughout The Grand Strand.  I was the one surprised when each of these couples, who did not know each other, decided that one of the homes that I had set up for them to preview was the perfect home.  Trying to make sure that a purchase was not an impulse they would regret was not easy but they all agreed to "sleep on it".  Expecting them to have changed their minds when we met the next day lessened with the third couple but the look on my face made them laugh.

60 Degree Weather

You know you have been living in an area of semi-tropical weather for more than a few years when the temperature is 60 degrees and you think it's chilly enough for a sweater.

As someone from the northeast who used to visit Myrtle Beach, South Carolina throughout the year I can remember never putting on a sweater or jacket.  Even in January, which is typically the coldest temperatures, we northerners would be out in shorts looking at those in jackets as they looked at us.   Well, a few nights ago it felt like the temperature was in the 40s but it was 60 degrees.

When I heard about the record October snow that hit the northeastern states I remembered what cold weather really feels like and I will not complain again.

Buying A Foreclosure

Many of those thinking of retirement in Myrtle Beach, South Carolina or anywhere are asking about foreclosed homes and condos.  I always tell people to do their homework and have their own Buyer's Agent (Realtor) help in the search.

While touring a foreclosed home with my clients, who were ready for me to prepare an offer right then,  I noticed a crack between the fireplace and the wall, while they were upstairs taking their third look,  I went back outside to see if anything looked strange on the exterior of the fireplace and chimney.  They had said they did not need a home inspection company to check the house because the husband had once built homes yet they had not noticed the crack inside or the gap between the house and chimney that none of us had noticed while looking at the exterior of the house.


My clients still did not want to pay for an inspection company since they did not know if the foreclosure purchase would go through so I provided them with the names of reputable local building contractors who would come take a look and provide a free estimate of repair costs.  Turns out  there was a structural problem that made a huge difference in the amount of our offer to purchase. 

That house just happened to be a foreclosure but it could have happened to any home for sale so remember to have a good Agent and make your offer contingent upon a home inspection.

There is no shortage of golf courses in the Myrtle Beach, South Carolina area, so with hundreds to choose from this is the place to come find your retirement home in a golf course community.  Long Bay Club is located about a fifteen minute drive west of North Myrtle Beach which allows you to be close to everything The Grand Strand has to offer yet far enough away so you feel at peace in this established neighborhood.

North Myrtle Beach Snow December 26 2010

North Myrtle Beach, South Carolina had a few moments of snow as dawn broke on December 26, 2010.  When 8:00 A.M. came the snow that had only stuck to the ground in a few places was gone.  There was also an afternoon snow shower but the flakes melted when they hit the ground.  There was definately a chill in the air but by the end of 2010 our weather forcast says the temperatures will be in the 60s.

We have had temperatures in Myrtle Beach about ten degrees above normal during the past few weeks. Today it was a bit cooler and tomorrow we should be around the mid-eighty degree range which is normal.

July is usually the hot month with high temperatures and humidity but since relief is only minutes away it does not matter when the hot weather gets extreme.

Spring is definately here and today the temperature was 82 degrees. The pollen is thick but I could care less. Spring Has Sprung

In my February Blog pictures you see snow that fell in North Myrtle Beach, SC but on that same day a few hours later the snow was gone. A few weeks went by and the month of March arrived and with it the early signs of Spring. Flowers are blooming and temperatures have returned to normal which is in the 60s and 70s. Spring is my favorite time of year in the Myrtle Beach area because it lasts for several months. When we lived in the northeast springtime weather shortened to the point it seemed to last only days.

Winter Weather In Myrtle Beach

I've been teasing friends and family in the northeast because they have received record snow during the past few weeks. Well since last year the North Myrtle Beach area saw a dusting of snow which hadn't happened in at least six years and Myrtle Beach had no snow I felt smug.

The weather forcast for Myrtle Beach on Friday, February 12, 2010 is snow of 1" - 3". I guess since they are calling for snow in Florida and the fact that even if there is some snow it melts almost before you can grab your camera I can still say "Are you ready to move to Myrtle Beach?"

Fall Comes To The Grand Strand

Even though the daytime temperatures range in the 70s to 80s many trees will soon change to the beautiful Fall colors those from the northern US know so well. The majority of people that visit the Myrtle Beach area have no idea that we actually experience four seasons. Those who discover the fantastic weather are known to make a permanent move here for their retirement. If you have only visited the Myrtle Beach area in the summer try some visits during other times of the year and you probably won't want to leave.
